Investing in Commercial Real Estate in Canada Offers Stability to Foreigners Buying Property Abroad

December 30th, 2009

Canada boasts an unmatched potential for international real estate investors who seek investments in commercial real estate markets that are able to weather the current instability well and grow once the market conditions improve. The market for commercial real estate in Canada has performed exceptionally well in the current downturn, which has boosted vacancy rates to multi-year highs throughout the world, especially in the United States. In Canada, despite the weakness, rents on commercial real estate investments have so far outperformed those in the real estate markets overseas. Therefore, in most economies, commercial real estate is in for an extended downturn that will slash income flows and returns for many investors. However, Canadian investments in Canadian commercial real estate are likely to fare much better than most comparable markets in the world.

Low vacancy rates amidst a limited supply of new commercial properties and good demand have kept rents on investments in commercial real estate in Canada stable. The recent increase in office vacancy rates to 6 per cent is considered modest by historical patterns. In fact, there are even some localities, such as Ottawa, which are bucking the trend. In addition, Canadian vacancy rates are way lower than those in some other developed countries, most notably the United States. What is working to the benefit of the Canadian commercial real estate investments, however, is that vacancies are increasing from a low base because, in general, there has been a limited supply of new commercial properties in most local markets. This should keep rent declines small and therefore should offer to foreign investors buying property abroad a rent yield that will be better than that provided by comparable investments in commercial real estate in the United States and similar markets. Stable rental income flows should thus appeal to foreign commercial property investors interested in buying property abroad.

Another benefit of investing in Canadian commercial real estate market is that the current downturn in Canada should be both shorter and milder than in most developed economies abroad. The economic recession in Canada will likely end in the second half of this year. An imminent rebound in the Canadian economy will take place sooner than in other economies, thereby boosting prospects for a shorter cycle in commercial real estate. As a result, utilization rates for vacant commercial properties in Canada should improve sooner, helping the market stabilize. Because of local market oversupply issues and exposures to severely bruised industries, such as the financial services industry, Toronto and Calgary may see an extended slump. But, as property prices decline, even the substantial downturns in some local commercial real estate markets in Canada may offer opportunities for international property investors to buy cheap properties with a major earning potential.

Limited supply of new developments also bodes well for a short downturn in commercial real estate market in Canada. Therefore, the market rebound is expected to happen within two years, which is only a half of the time it usually takes for commercial real estate markets to stage a comeback from recession.

Good opportunities exist in Canada for international real estate investors considering investment in commercial real estate. Canada’s image of a stable and secure market for property investments should appeal to international real estate investors seeking refuge from the generally slumping commercial real estate worldwide.

How to Boost the Effect of Massage Therapy Using a Massage Music

December 30th, 2009

Massage music

The whole concept of massage boils down to one aim, and that is to activate the different energy fields in the body by applying force in an right magnitude and direction. It entails the transfer energy during the massage and not just applying force in order to induce the energy activation process. If we look at ancient Ayurvedic or Chinese or Thai scripts, the concept of massage music is nothing but activating positive fields in our body. That leaves the massage attendant with a very important role in the success of the massage therapy. The success of massage therapy is based on the positive field initiated in that person.

During a massage treatment, the blood flow is channeled to facilitate an ample supply of oxygen to various critical energy points of the body. This step would result to the revitalization of the working phase of the corresponding body region. We all know that every substance has its own electro-magnetic field. An individual’s thought and emotional guidance persistently affects the electro-magnetic field around us. When we touch any live substance in this nature, these electro-magnetic fields are interacting with each other altering the nature of the field around us. It can either generate a positive or negative on both substances. That is why we get pleased or feel uncomfortable due to presence of a particular person. Being a massage attendant, calls for a perfect state of health on all aspects.

Massage music, when combined with a massage therapy works as catalyst. Perfect massage music aligns the person to generate and accept more positive field by activating our positive emotional guidance system. At this particular state, any person can absorb & emit only positive part of the electro-magnetic field. This is what makes every massage attendant different from another.

The concept of any kind of energy transfer from one substance to another, flow of energy is more in a direct contact method and then indirect contact method like sound, smell, vision comes in to picture. But the significance of sound is that it can immediately take a control of your emotional guidance system. Just remember those moments when you are fully tired & exhausted and how you felt relaxed and renewed when just by simply listening to your favorite massage music CD.

Dental Health and You - Do Not Let It Get Worse!

December 30th, 2009

Dental disease, particularly those affecting the gums, is no laughing matter. Many adults find themselves at risk for tooth loss. Not only that. Social problems also arise as bad breath and ulcers on the gums add on to the burden.

The onset of this type of disease can be caused by a number of factors. Just a heads up, though, especially for women. Women seems to have many more opportunities to be at a risk for gum disease as puberty, pregnancy, menstrual cycles and post-menstrual periods all increase the sensitivity and vulnerability of their gums.

If you are a woman, what is your bestchance to keep gum disease at bay? While you can visit your dentist for regular check-ups and cleaning, it is not advisable that you have any major treatment during the first trimester of your pregnancy. Your baby is very much at risk especially since oral bacteria can get into the bloodstream and affect your baby. The second trimester is usually recommended for such oral treatments.

Othes population groups who wish to reduce their overall risks need to cut back on activities such as smoking. Regular prophylaxis can also help especially when it comes to reaching through pockets of plaque in the gums that cannot be reached by brushing and flossing alone. A screening to determine whether you are likely to get gum disease due to hereditary factors is a must as those predisposed to this disease will usually find that good oral hygiene is not enough.

Diseases of the Mouth Affect the Majority of Humans…

December 30th, 2009

Dental disease, specifically those affecting the gums, is one of the most common diseases that affect virtually millions of people. There are many factors that could cause this. As opposed to what some may say about gum disease and tooth loss being only an outcome of plaque and too much intake of sugar, there are actually some other factors that may not have been well disclosed to many as well.

For instance, pregnancy can actually cause the onset of gum disease faster. This is because hormonal changes during pregnancy can create an environment where it is much easier for plaque to flourish and where the gums are more susceptible. So if you are pregnant, you may want to go ahead and see your doctor for preventive procedures as well.

On a side note, oral contraceptives are also shown to increase an individual’s susceptibility to gum disease. People who are taking medications on a regular basis are also prone to dental diseases. Medications can often dry the mouth which also allows bacteria to flourish.
If you are in the habit of grinding your teeth, it is also high time you reverse it, as grinding creates more space in between the teeth and increases the likelihood of pocket traps in the gums.

You may also be interested to know that there is now a test to determine whether you are genetically susceptible to gum disease. This is important because for those who are genetically predisposed to this condition, the amount of oral hygienic measures they take will prove useless in the long run unless other preventive measures are taken.

Freedom From Halitosis is Right Around The Corner

December 30th, 2009

I have always been interested in researching  halitosis because it has really a strong impact on our social lives.  Some people admit to getting rid of foods with strong pungent odors, and their reason for it is, it causes bad breath, it’s unanimous among them.  But are you aware that the odor of the food you eat can be eliminated overnight?

A rinse with alcohol-free, safe and effective mouthwash available in the market is the product of choice of majority of the breath conscious.  Therabreath may be a good option.  But it is also important to keep the area between your teeth clean as food particles may become trapped and later on cause decay thus causing a bad oral smell.

Some use the conventional floss but most of the users fear that it might lead to spacing between the teeth.  Oral Irrigators, like the hydrofloss;are much more in demand right now as it doesn’t hurt the gums.  It cleans the spaces – and it is also best for people with bridges making it easier to clean underneath the crowns.

See how dental solutions are innovated to provide quality oral health.  It couldn’t have been easier without such resources to help us with our personal hygienic practice.  Fixed denture wearers used to be very conscious of the smell of their breath. Oramd is an interesting choice.

We must be really cautious when odor becomes an issue because it is very embarrassing.  No amount of money can mask a pungent odor, it is with great responsibility and knowledge that you can approach a solution to this problem.  It has an impact in our social lives.  We all deserve to be halitosis – free as much as others deserve a foul-odor-free environment.  You can do a lot when you are aware .

Office Parties, Good Idea?

December 30th, 2009

There are so many reasons why you shouldn’t have a New Years bash in the office and part of this comes from experience from the Christmas party and part of this is really just very obvious.

What are the reasons why you shouldnt be doing this?

Drink

Drink is certainly not something that you should mix in the office. There is nothing wrong with having just a few drinks with the office employees but I wouldnt say that you should go too far. I really would suggest you have a couple of drinks with the people you work with as it just improves the mood for the holidays.

Insurance

It had to be mentioned I’m afraid and although the insurance will cover many things that may be damaged from drink, fights and other things I am sure that not all office insurance policies will be happy to fork out hundreds and possibly thousands of pounds because the employees have been careless.

On top of this I will also say that a lot of small business insurance will not even cover you if you spill certain drinks like beer and wine over computers because those types of drinks are not generally acceptable in the work environment.

Personal Experience

This year’s Christmas office party was partly held here and although nothing got broken I certainly feel that if we didn’t move on to the pub when we did there would have been a fair few broken computers. Drinks were being passed around left, right and centre and it didn’t help that we had all had a couple of beers at the bowling alley.

Once again I must stress that if you have a few drinks whilst doing something like playing pool or having a game of poker there is nothing wrong. The problems only start occurring once people take the drinking too far and start to be careless of their surroundings.

Any Other Options?

Other than staying in the office there are actually many options out there to choose from. You could perhaps go for a paid trip to a restaurant and hit the clubs and all of the employees would happily go out if they know their food is paid for. Something like this is really great as you get to see people for who they really are, a couple of drinks is all it takes really. They certainly shouldn’t use any information they gain from the drinking session against you so make sure this doesn’t happen.

Importance Of A Startup Business Coach

December 30th, 2009

Having a startup business coach is beneficial in many ways. They won’t just give you advice on the best way to start your business, but they’ll also prove to be excellent listeners and support you whenever you hit a brick wall. With the right startup business coach standing next to you, there’s no way but up for your business!

Experience
There are two ways for a startup business coach to qualify as someone experienced. Naturally, a startup business coach can be considered experienced if he has been practicing his line of work for a good number of years already.

Of course, new startup business coaches can also be considered experienced if they’ve been doing business for quite some time and have been acting as a mentor to other people as well. They may not have been acting in a professional capacity during those times, but they were still functioning as startup business coaches and that’s what matters.

Experience is a critical factor in choosing a startup business coach because it prevents you from suffering from mistakes that could’ve been easily avoided but are commonly committed by first-time business coaches.

Expertise
Startup business coaches can have the same level of experience but not the same level of expertise. Regardless of the reason behind it, a startup business coach with the required expertise is also a must.

If you have special needs then you need an equally special startup business coach capable of meeting those needs. Ensure, however, you verify the supposed expert skills your potential startup business coach has. Ask proof of his credentials and qualifications. Last but not the least, make sure you ask for references!

Outstanding Communication Skills
It may not appear like it, but coaching is really a two-way street. Sure, your startup business coach may do most of the talking as he gives you the advice you need but you’ll have to talk, too, in order for him to find out what your wants and needs are. If communication lines aren’t open between you and your coach, he might not be able to satisfy your needs fully.

Of course, open communication won’t be possible if you and your coach haven’t established rapport between you two. But that’s his problem, not yours. He’s the coach and he’s therefore accountable for making you feel at ease speaking with him. If he can’t do that then that’s his mistake. Don’t be culpable of leaving him and looking for another, hopefully friendlier, startup business coach.

Ethical
Naturally, you want a startup business coach that’s aware of the distinction between right and wrong. If you want to set up a legitimate business then you need a startup business coach who won’t cross the line and encourage you to earn money by playing with fire. If your startup business coach convinces use of manipulation, deception, and other unethical way of doing business, who’s to say he won’t treat you the same way when your back is turned?

Extensive Array of Services
It’s more convenient and effective if you can approach just one startup coach for all your needs. As such, ensure your coach is capable of offering all kinds of services you currently and might need in the future.

Equitably Priced
Finally, choose a startup business coach that’s affordable. There’s no point hiring one if the mere act will make beggar you, is there?

Information About Startup Business Sample Plans

December 30th, 2009

Startup business plan examples are essential if it’s your first time to submit a business proposal to a bank, loan company, or future investor. There is generally no required number of pages for business plans, but they do have to complete all pertinent aspects of your proposal. Utilize the sample and guidelines below to come up with your own startup business plan.

Introduction
Give a brief background of your business if existing but if not then gives a brief explanation as to why you intend to start up the proposed business. Make sure you mention some of your qualifications for running such a business.

Management Aspect
Possible lenders and investors are always interested in how you propose to manage your business. As such, your plan must contain specific points regarding your management goals and strategies.

You need to indicate, for instance, whether you wish to set up a business as a sole proprietor or using a partnership or corporation. You also need to make an organizational chart in order to let investors or lenders know how many workers are going to work for you as well as what their job specifications and descriptions are.

Advertising Aspect
This is one of the most important parts of the business plan because it’s here you’ll have to prove the strengths and weaknesses of your business. This is where you’ll have to submit proof that your business will be lucrative and able to match, if not surpass, competition.

In this part of your business plan, you’ll have to give a list of your company’s products and services. You need to compare it with those offered by your competition in terms of attractiveness, affordability, and value.

You need to do extensive research as well to indicate the size and nature of your competition in your business plan. Who are your competitors and where do you currently stand against them?

Naturally, the marketing aspect of your business plan will also include details regarding your industry and market. What industry barriers do you expect to be a problem for your business and how do you suggest overcoming them? Can you create a profile for your target market? What strategies will you use in order to attract the attention of your target market?

Technical Aspect
This is where you have to indicate the pre-operational and startup costs of your proposed business. Pre-operational costs comprise but aren’t limited to legal expenses, down payment for rent and acquisition of the required equipment, supplies, and inventory for doing business.

If you cannot supply the necessary funds for your business, your business plan must establish the amount of money you will have to borrow as well as possible sources of external financing. You also need to list the requirements you’ll have to comply with in order to become qualified for financing.

Financial Aspect
The final part of your business plan will provide the necessary figures for your proposed business’s liquidity and profitability. Return on investment or ROI is one of the most important financial ratios that your potential investors will look for; it lets them know how soon they’ll be able to recoup their investment. Finally, you need to include projected income statements, balance sheets, and cash flow statements for your proposed business.

If you feel less confident about writing your business plan, consider availing the services of a professional business plan writer.

Get The Unsecured Loans For Startup Business Up To 150k

December 30th, 2009

The world’s economy may be in a slump, but that doesn’t mean there are no opportunities left for you to make money. Indeed, if you’ve got a great idea for making money, there are unsecured loans available for startup businesses up to 150k.

What You Get When You Pre-qualify for Unsecured Loans for Startup Business Up To 150K
It seems too good to be true, doesn’t it? Well, if it’s any consolation, these loans - unsecured they may be - still has numerous requirements you’ll have to comply with. Only after that can you finally have the funds to invest in your planned business.

No Collateral
That’s basically what the word ‘unsecured’ entails. You don’t need to put any of your assets at risk. As long as you’re deemed entitled by your unsecured loan provider, you’ll be able to borrow money up to 150k without having to mortgage any of your properties.

Minimal Documentation
Unlike other kinds of loans, these ones won’t force you to submit piles and piles of documents just to prove your credit worth. They can do that with minimal fuss. The documentation needs of these lenders are fairly rudimentary and there’s no doubt you can give them in a matter of days.

But if you want to expedite the process, then there’s nothing wrong with being prepared in advance. Ask for a copy of your credit report - you can get one for free year from each of the three major credit bureaus - and see if there’s anything you can do to further improve your credit.

You can also ask for proof of employment from your boss or any other document to certify you’ve got a steady source of income.

Minimal Fees
A lot of loans in the market get more expensive because of the numerous fees you’re charged with. And those only refer to up front costs and not the hidden ones that tend to crop up at the last minute like administrative and closing fees.

But as for unsecured loans, it’s only for exceptional cases that you’ll be required to pay certain annual fees. You won’t even have to pay for pre-payment penalties in most cases. Generally speaking, getting an unsecured loan for startup businesses won’t be a costly process.

Immediate Accessibility of Funds
Once you pre-qualify and get approved for an unsecured loan for startup businesses, the funds you’ve borrowed can be immediately deposited to your account. It will be in cold hard cash, allowing you to put it to use as soon as possible. No matter how much or how little you’ve borrowed, rest assured that the funds will be in your hands as soon as your application’s been approved.

Most Businesses Accepted
Unless you’re planning to manage an illegal business or one that’s extremely risky, it’s doubtful you’ll run into any problems due to the nature of your business. As long as you can prove that you intend to run a legitimate and reasonably profitable business, there won’t be any problems in that score.

Some Uses
Although these unsecured loans are primarily offered to help you start up your own business, you can also use it for other purposes. Your lender won’t mind just as long as you can afford to shell out on time. Indeed, many borrowers use these loans for different purposes, including but not limited to spending for building improvements, advertising and marketing, purchasing equipment, or increasing the business’s cash flow.
